Many homeowners believe a Zillow Zestimate is enough evidence to challenge their property taxes, but in New York tax grievance hearings, automated online estimates are not considered credible valuation evidence. A Zestimate does not account for inaccurate municipal property records, assessment inequities, non-arm’s-length sales, or the verified comparable sales required to support a proper case. Many homeowners may actually qualify for a reduction but risk losing their grievance because they rely on the wrong evidence.
While comparable sales are one way to fight an overassessed property, they are far from the only factor that can help support a successful grievance. Assessment inequities, incorrect property characteristics, unequal assessment ratios, and outdated municipal data can all play a major role in determining whether your property is being overtaxed.
