It’s official: Today marks my 20th year in the insurance industry.

And in those two decades, I’ve never seen a 'loyalty tax' quite like the one Houston homeowners are facing right now.

Your home insurance likely just gave itself a 16% raise.

Most people see the renewal bill and just pay it. They assume their long-term carrier is giving them the best deal.

They aren't.

Carriers are raising rates across Texas to keep up with inflation and storm risks. If you’ve been with the same company for more than 3 years, you are almost certainly overpaying.

You don't have to just take the hit.

A local, independent agent can scan the entire market to find the carriers that actually want your business today: not the ones just coasting on your loyalty.

Protect your cash. Protect what you’ve built.

Send me your policy: I'll flag the gaps and find the savings.

No charge. No pitch.

The biggest surprise in Houston isn’t the weather: it’s the bill that follows it. Most homeowners assume they have a flat $1,000 deductible. But as we enter peak storm season, that mistake can cost you five figures. Real talk: Modern Texas policies usually don’t use flat dollar amounts for wind and hail. They use percentages. If your home is insured for $500,000 and you have a 2% deductible: the standard for many carriers today: you’re on the hook for $10,000 before your coverage kicks in. After 19 years in insurance, this is the #1 coverage gap I see. People chase the lowest monthly premium only to find a massive "hidden" bill after the storm. Check your declarations page today. Look for "Wind/Hail Deductible." If it says 1% or 2%, you need to know that dollar amount now, not when the adjuster is in your driveway. No sales pitch: just a real look at your risks. If you aren't sure what's in your policy, I'm happy to help you translate the fine print.

Most Houston homeowners are one roof inspection away from losing their coverage, and they don’t even know it.

In Harris County, your roof might look fine from the curb, but age is often the only number that matters to insurance carriers. Once a roof hits 15 years, it becomes a "trap" for standard policies.

After 19 years in insurance, I’ve seen perfectly solid roofs get rejected by big-name companies just because they’ve reached a certain birthday. This can stall a home sale or lead to a surprise non-renewal notice.

A 15-year-old roof shouldn’t mean you’re out of options. While many companies walk away, we have access to specialty markets like Jamco and RPS that understand the Houston landscape and offer solutions when others say no.

This isn’t a sales pitch: it’s a risk assessment. If your roof is hitting its teens, let’s get ahead of the trap before the carrier acts first.

Real talk: Protecting what you’ve built starts with knowing where the gaps are.

If you wait until a storm is spinning in the Gulf to call me about flood insurance, you’re already 30 days too late.

In Houston, we don’t really have a 'flood season': it’s just a reality of living here. But there’s a trap many Harris County homeowners fall into every year: The 30-Day Waiting Period.

Most flood policies don't kick in the moment you sign. There is a mandatory 30-day window before your coverage is active. If a storm hits on day 28 or 29? You’re likely on your own.

Real talk: Checking your flood zone and getting a quote takes about ten minutes. Waiting for the weather channel to track a tropical depression takes much longer: and by then, the clock is already against you.

After 19 years in insurance, I’ve seen this mistake more than any other. People call when the clouds turn gray, only to find out they aren’t protected yet.

Don’t get caught in the trap. Let’s look at your coverage today while the skies are clear.

No sales pitch: just a real look at your risks.

Most Houston business owners are tired of subsidizing the "sick" companies in their pool.

Real talk: If you’re on a traditional fully-insured health plan, you’re likely paying a 12% "Silent Subsidy." That’s extra premium used to cover the claims of other, less-healthy businesses in your carrier’s pool.

Why should your bottom line suffer because a company across town isn't taking care of their team?

After 19 years in insurance, I’m seeing more Houston business owners switch to Level-Funded plans. Think of it as the middle ground between the safety of fully insured and the control of self-insured.

The best part? If your group stays healthy and claims are low, you get a refund check at the end of the year. Instead of that money staying with the insurance carrier, it stays in your business.

Level-funded plans offer:
- Fixed monthly payments (no surprises)
- Detailed data on where your dollars go
- Potential for year-end refunds

Stop paying for everyone else’s risks. If you want a real look at how this could work for your team, let’s talk. No sales pitch, just a strategy session.

The scariest driver in Houston isn’t the one weaving through Westheimer traffic: it’s the one who doesn’t exist on paper.

Real talk: 1 in 7 Texas drivers has zero insurance. In Harris County, that number is often even higher. We call them 'Ghost Drivers.' If they hit you, their financial responsibility vanishes the moment the glass stops breaking.

Most people shop for the lowest premium. But if a driver with state-minimum limits (or no insurance at all) totals your car and sends you to the hospital, who pays for the gap?

Without high Uninsured/Underinsured Motorist (UM/UIM) limits, the answer is: You do.

Your home equity and your savings are essentially on the line every time you merge onto I-45. UM/UIM coverage isn't just an extra line item: it’s the firewall that protects everything you’ve worked for from someone else’s mistake.

It’s not about finding the cheapest policy; it’s about making sure your hard-earned assets are actually protected.

Is your firewall strong enough? Let’s take a look at your limits. No sales pitch, just a real look at your risks.

If you're a Houston business owner trying to outbid "the big guys" on salary alone, you're playing a losing game.

Most local firms think the only way to keep top talent is to keep jacking up the salary. But in a city this competitive, there’s always someone with a bigger checkbook.

Here’s the hack: Voluntary Benefits.

Think of it as giving your team a "raise" that doesn't actually hit your payroll budget. By offering access to things like:
- Enhanced dental and vision
- Short-term disability
- Accident coverage
- Life insurance
..you’re providing the security and "big company" feel that employees crave. They get group rates they couldn't get on their own, and you get a loyal team that feels taken care of.

The best part? It costs the business $0 in premiums.

I’ve spent 19 years helping Houston owners protect their assets and their people. If you want to see how to level the playing field without blowing your budget, let’s talk.

Real talk: You don't need a corporate budget to have a corporate-level benefits package.

Your insurance network can disappear overnight.

Here's how to protect yourself in 30 minutes:

Most people think their doctors and hospitals will always be covered.

They're wrong.

On April 1, 2026, Memorial Hermann kicked thousands of Blue Cross Blue Shield patients out of network after eight months of failed contract talks.

Families woke up to a healthcare crisis.

A Houston mom watched her son lose access to life-saving therapy at TIRR Memorial Hermann. He has a rare genetic condition.

Cancer patients faced delayed biopsies.

Pregnant women scrambled to find new doctors.

Both sides pointed fingers while patients suffered.

Memorial Hermann blamed low reimbursement rates. Blue Cross blamed rising costs.

Patients paid the price.

But there's a safety net most people don't know exists.

Continuity of care waivers.

These keep you covered during contract disputes if you're in active treatment, pregnant, or managing complex conditions.

Most people never ask for them.

Here's your complete protection plan:

• Call your insurer today and ask about continuity of care options
• Get the exact forms and deadlines in writing
• Have your doctor's billing team help you file
• Keep records of every conversation with dates and names
• Set annual calendar reminders to review network changes
• Check your insurer's website for provider updates every 6 months
• Save emergency contact numbers for member services
• Keep backup options for specialists you can't afford to lose
• Review explanation of benefits for unexpected out-of-network charges
• Ask your HR department about network stability during open enrollment

This buys you time to finish treatment and find alternatives without surprise bills.

Your health insurance is a business contract, not a promise.

Treat it like one.

Have you checked if your doctors are still in-network this year? Reply "CHECK" and I'll send you my network verification checklist.

One fleet accident on I-10 shouldn’t be the end of your business: but for many Houston owners, it will be.

Real talk: We’re seeing a rise in "Nuclear Verdicts" in Harris County. These are jury awards topping $10M, often from accidents involving company vehicles. If you’re relying on a standard $1M liability limit, you’re gambling with everything you’ve built.

After 19 years in insurance, this is the #1 coverage gap I see: the lack of a proper Umbrella or Excess Liability layer. Trial attorneys target fleet owners because they know most are underinsured for a catastrophic loss.

Cheap insurance isn't a bargain when one accident on the Katy Freeway puts your entire company at risk. Most policies I review are dangerously underinsured here.

No sales pitch: just a real look at your liability. My approach is straightforward: we look at your actual risk, not a generic quote. Let’s protect what you’ve built.

Got a call today from someone in a panic.

Their general liability policy had been cancelled. They didn't even know it. And they needed coverage in force today because of a vendor requirement.

No days to spare. No time to shop around.

Here's what most people don't realize: sometimes the win isn't the cheapest price. It's the speed and the simplicity.

I was able to send him a link to apply online. He filled it out fast, bound the policy same day, and now he can pull his own certificates whenever he needs them.

No waiting on an agent.
No back and forth.
No delays holding up his work.

And yeah, it ended up being cheaper than what he was paying before.
But honestly? That was the bonus.

The real win was solving the problem today and setting him up so that headache doesn't happen again.

If you run a business and you're not sure your coverage is still active, or if getting a certificate feels like it takes an act of Congress, DM me.

That shouldn't be normal.
