Got a call this week from a homeowner whose mortgage company switched their insurance without asking. New policy looked cheaper on the dec page.

Turned out the dwelling coverage was off by a real amount. Replacement cost was understated. The "savings" was a coverage cut in disguise.

If you got a mortgage notification recently about insurance changes, double-check the policy. Sometimes cheaper isn't cheaper.

Most business owners don't know they can change their group health plan outside of open enrollment.

If your renewal is coming in higher than last year, you don't have to wait. Special enrollment, plan amendments, mid-year switches. All on the table when the numbers stop working.

Quick question: when's the last time you actually read your homeowners policy?

Three things worth checking today:

1. Dwelling coverage limit. Are you covered for what it would cost to rebuild today, or for what you paid 10 years ago?
2. Personal property limits. Most homeowners are underinsured on contents by 30 to 40 percent.
3. Liability. $100K is the default. For most Houston homeowners I see, $300K is the right number.

Don't switch auto policies the day your renewal hits.

If you switch with a coverage gap of even 1 day, the new carrier flags you as "previously uninsured." Higher rates. Sometimes much higher.

The right move: start the new policy 1 to 3 days BEFORE the old one expires. Zero gap. Better pricing.

Most people don't know this. Now you do.

Texas hail damage is the #1 reason homes in Harris County file roof claims.

Two things most homeowners get wrong:

1. They wait too long. Most policies require you to file within 12 months of a covered loss.
2. They settle for ACV (actual cash value) instead of replacement cost. ACV pays the depreciated value. RCV pays to put the new roof on.

Houston hurricane season opens June 1. Reminder: standard home insurance does NOT cover flood damage. That's a separate policy.

Right now flood premiums are still on the lower end of the year. By August, when storms get real, prices firm up and waiting periods stretch.
