Cars and homes are large purchases and the title is the document that proves that they belong to you. The document includes your name and the piece of property owned. Often a house title is also referred to as a deed. A title company is in the business of insuring your home's deed (or title) does not have any debts against it when purchased and has no other owners. Title companies can offer additional services for their clients such as explaining the documents at closing and offering a place to close for a home purchase or refinance.

There are several ways to give a referral. One of the busiest realtors in Conroe does this by simply texting me as soon as he gets off the phone with a potential buyer. He sends me a text with name, phone and email. He doesn't bother giving details of the purchase because he wants me to ask. He tells buyers that I'll call them because as he explains, "The buyer will procrastinate if given the opportunity. I tell them that you will call within the hour but I give them your number in case they can't wait." He is a very "Assume the Sell" kind of guy.

The last buyer I had who didn't use a realtor almost didn't get the house. I happened to call the listing agent to introduce myself and he was on the fence. The terms were GREAT but he was afraid of a conflict of interest. A realtor can really only represent one party. What if the buyer made mistake? Would this hurt the seller? Mistakes are common for buyers without an agent. We spoke and he realized that while I couldn't represent the buyer I at least knew what steps to take.

Even so, the purchase was nearly a catastrophe. The buyer didn't get an inspection. He didn't contact the solar panel company until Iconvinced him that the company did not have to let him assume the loan. He didn't want to order insurance until he was close to closing because...yes, because....

Get a realtor. I work in the industry and I've used one every time I've bought or sold a home. I can provide the name of at least three good quality ones in your area.

A good quality realtor can make or save you a good amount of money on your real estate transaction. Dave Ramsey estimated an overall difference of up to 25% if you choose someone who knows what they are doing. Each realtor has different skills to set them apart from others. Choose someone who has a skill that you feel you are weak at. Choose someone who communicates well with you. Choose someone willing to leverage the skills of others. I'm happy to give the names of a few quality realtors in your area. Call all three and choose the one you feel the best working with.
