There's no question, structured notes are complicated. To the ordinary investor, structured notes seem to make perfect sense. However, the risk vs reward trade off may be too poor. The truth is that on a historical basis, the downside protection of these notes is limited, and at the same time, the upside potential is capped. In addition, consider the fact that there are no dividends to help ease the pain of a decline.

If you choose structured notes, be sure to investigate fees and costs, estimated value, maturity, whether or not there is a call feature, the payoff structure, tax implications, and the credit worthiness of the issuer.

Many businesses at the start of the pandemic used the “downtime” to focus on improving their internal systems. This proved to be a great move for many, allowing them to have more efficient operations when business returned in 2021!

This is a great idea for NOTE INVESTORS too! Establish or find ways to improve how you operate your business. This can include the CRM used to manage your portfolio and contacts, marketing, reporting and bookkeeping, and beyond.

Record-low interest rates have created incredibly high demand for new mortgages and refinancing while millions of borrowers were receiving assistance through forbearance, some of whom remain in forbearance today.

These combative circumstances, coupled with high inflation and a competitive market, make it an extremely challenging time to be a note investor today.

But challenging doesn’t mean impossible -- it just means it may be time for some change!

Have you ever heard that note investing is a get rich quick plan? It's not. It's actually the opposite.

While notes generate passive income, receiving monthly payments on a note won’t start adding up until months or years down the road.

And sure, if the note stops paying you, you get to take the property back. But, it doesn’t happen overnight, and it is not cheap. Foreclosures cost both time and money whether the note is seller-financed or bank-funded.

So, if you need money NOW, note investing is probably not for you. Be ready to be in it for the long haul.

With that said, note investing can be a great way to create passive income and generate higher returns backed by real estate while not requiring a 40-hour work-week or hassling with tenants, toilets and trash.
