❗️How we helped a seller, when nobody else wanted to❗️

On December 5th last year, we got a call from the daughter of the seller. Her dad had passed away in 2018, without a will. Shortly thereafter, her mom moved in with her younger daughter in Missouri. The property flooded and was vacant since late 2018 = pretty rough shape. We buy homes in ANY condition!

Her mom was ready to sell the property. The closest family members were 3 hours from the property, nobody was checking on it.

Why did everyone the daughter contacted ignore to help?

Probably because:

This was a non-homestead property, in a rougher neighborhood, with 7 heirs involved, a cousin who was squatting and living at the property illegally, and a seller who didn't own 100% of the rights to sell, and hadn't seen the property since 2018. It was going to be a lengthy process with a bunch of people involved, some we had to track down and find where they live to be able to close.

The daughter couldn't believe us, when we said we will help.

We went to the property the very next day, texted pictures of the current condition, agreed on a price, emailed the agreement to make it official, contacted our title company & attorney immediately, started the probate process, found all heirs (from North Carolina to Missouri), collected disinterested witnesses information, filed the paperwork, obtained a clear transferable & insurable title, recorded the probate, and finally closed on the property yesterday. 85 days later, we completed our promise & brought the biggest relief to the seller and her family.

In a nutshell, that's what we do to get you taken care of.
