Before you count yourself out, let’s look at the numbers for your situation. You might be closer than you think. 😉

One of the biggest conversations I want buyers to have with their lender:

“What monthly payment am I actually comfortable with?”

Not just, “What’s the most I can get approved for?” 🏡

Your housing payment is more than the mortgage — taxes, insurance, possible mortgage insurance, maintenance… and you still need room for savings, vacations, kids, groceries, and LIFE. 😂

Getting approved for a number doesn’t mean you have to shop all the way up to it.

Buy the house that fits your life — not just your approval letter.

You would be surprised how many buyers don’t realize that even small financial changes can cause big headaches before closing. 😅🏡
New credit cards, moving large amounts of money around, changing jobs… and yep, even those innocent-looking **“buy now, pay later”** purchases can become an issue.

That new couch on four easy payments may seem harmless — until your lender has to account for a brand-new debt right before closing. 😂
Once you’re under contract, keep things boring financially. Before making any big purchase or change, call your lender first!! Your future homeowner self will thank you.

With FHA, you may be able to buy a 1–4 unit property with as little as 3.5% down.
Live in one unit. Rent the other. Build equity + income at the same time.
Not free housing 😂 — you’re still taking on repairs, insurance, vacancies, and landlord life.
But as a long-term wealth-building strategy? Definitely worth knowing about.

Officially CLOSED yesterday! 🏡🤍

My sellers are truly the sweetest, and I’m so thankful that past clients referred them to me. What started as a real estate transaction turned into getting to know some really wonderful people, learning even more about Boerne, exploring an area I had never been to before, and making new friends along the way.

This is the part of real estate I love the most.

It’s never just about the transaction. It’s about the people, the relationships, and getting to be a small part of such a big chapter in someone’s life.
