There are a lot of overpriced campgrounds on the market today. Sellers need to factor in the cost of borrowing for their buyers when pricing their campgrounds for sale. Cash flow showing up in the seller's tax returns must be sufficient for the debt service requirements when an SBA loan is used for the business acquisition.

SBA loans can finance a hospitality business, but they cannot finance a housing project. SBA defines an RV park as a hospitality business if at least 51% of annual revenues are derived from guests who stay less than 30 days. Usually, hospitality and housing are two different business models, but sometimes a mix makes sense. Frank Rolfe from RV Park University discusses this prospect in an article at the following link:
