Investor Financing Tip

Many real estate investors ask whether they can purchase an investment property in an LLC.

In many cases, the answer is yes.

Holding an investment property in an LLC may offer advantages such as separating business assets from personal assets, simplifying ownership of multiple properties, and making it easier to add partners or transfer ownership interests in the future.

The good news is that many Non-QM lenders allow investment properties to be purchased and financed directly in an LLC, eliminating the need to close in an individual's name and transfer the property later.

Requirements vary by lender, but generally the property must be an investment property, the LLC must be properly formed and in good standing, and the loan must be for a business purpose.

The key takeaway: If your investor client wants to buy through an LLC, don't assume financing will be a problem. There may be financing options available that align with their investment strategy.

Erdem — Self-Employed Borrower

Erdem was self-employed, so one option could have been a bank statement loan.

But the easiest loan is not always the best loan. After reviewing his file, I wanted to see if we could qualify him using his tax returns under a QM loan, because that gave him a stronger rate structure.

The challenge was DTI.

Erdem had co-signed another mortgage. Even though he was not making that payment, it still showed as a liability and impacted his qualifying numbers. We had to document that he was not responsible for making those payments.

Erdem shared, “She helped us secure a very good rate, clearly explaining everything along the way.”

Lesson for buyers and Realtors:Always ask early: “Have you co-signed on anyone else’s loan?”It may not feel like your debt, but underwriting may still count it.

A strong mortgage strategy is not just about getting approved. It is about choosing the structure that protects the bigger picture.

Sharing a real loan scenario because this is something Realtors can watch for

My client Alina was a first-time homebuyer, but her file was not a standard approval.

She was on a visa with an EAD, her husband worked overseas, and the loan had to be structured using only her income. A traditional loan path did not fit, so I used a Non-QM program that could be customized around her situation.

The biggest challenge was DTI. She had a leased car payment, and that pushed the ratios very close to the limit. Every detail had to be structured carefully.

Another important lesson: she initially sent screenshots of her bank statements, but underwriting will not accept screenshots. Buyers need to download the official statements directly from the bank portal.

Alina’s review:
“Dipika was extremely professional, knowledgeable, responsive, and supportive from beginning to end.”

Key takeaway: Not every first-time buyer fits inside the traditional lending box. Visa status, EAD, overseas spouse income, car payments, and documentation can all change the loan strategy.

Before your buyer falls in love with a home, let’s make sure the loan structure actually fits.

Hard money gets you in the door fast. But it's not a long-term strategy.
Here's how investors are using both:
Hard money — short term, fast close, higher rate, great for flips
DSCR loan — 30-year fixed, based on rental income, built for holds
The move: use hard money to acquire and stabilize, then refinance into a DSCR loan to lock in long-term financing at a lower rate.
Most hard money lenders won't tell you about the exit because they want you to stay on their product.

I want to share a story that's a little different from the investor deals I usually talk about. John and Melinda came to me as first-time homebuyers, No US credit . unfamiliar with the process. Had a lot of questions and weren't sure who they could trust. We worked through it together step by step. Got them a home. I share this because if you have clients who are immigrants, foreign nationals, or newer to the US — please don't assume financing isn't available to them. There are loan programs specifically built for people in that situation. Foreign National loans, for instance, don't require US credit history or residency. I work with over 200 lenders.
