“I need 20% down.”

Married? That doesn’t automatically mean both of you have to be on the mortgage.

A lot of couples assume it’s required. It’s not.

Sometimes it makes sense to apply together.
Sometimes it actually makes more sense for just one spouse to apply.

Why? Because lenders look at things like credit scores, income, debt, and debt-to-income ratios. If one spouse has significantly stronger credit or lower debt, applying individually could potentially lead to better terms or a smoother approval.

On the flip side, if you need both incomes to qualify for the home you want, applying together may be the stronger strategy.

It’s not about right or wrong. It’s about what puts you in the best financial position long term.

Every couple’s situation is different, which is why strategy matters more than assumptions.

One thing a lot of buyers don’t realize?
You are not required to use a specific lender.

Your real estate agent may suggest someone they trust, and that can be a great place to start. But at the end of the day, this is your loan, your finances, and your future.

You’re allowed to compare options.
You’re allowed to ask questions.
You’re allowed to choose the lender who communicates clearly and makes you feel confident every step of the way.

The right lender should educate you, not pressure you.

A few things no one really explains upfront:

✔ “Approved” can still come with conditions
✔ Your employer may get a verification call
✔ Large deposits need documentation
✔ Your debt-to-income ratio matters more than you think
✔ You’ll review final numbers before closing day

None of this is meant to scare you. It’s meant to prepare you.

The mortgage process isn’t complicated when you understand how it works. It’s just structured, detailed, and very numbers-driven.

Many loan programs allow gift funds from family to help with your down payment. There are guidelines and paperwork involved, but it’s absolutely possible.
