🏡 Happy Tuesday, everyone! Whether you're just starting to think about buying or you're deep in the search, I wanted to share a few things I tell every one of my buyers before we even start looking at homes.

✅ Get pre-approved before you fall in love with a house. Not pre-qualified, pre-approved. It tells you what you can actually spend and it makes your offer real when you find the one.

🔍 Don't skip the inspection to win a bidding war. I get the pressure, but a $400 inspection can save you tens of thousands down the road.

💰 Budget for more than the mortgage. Taxes, insurance, and closing costs add up, and in this market they catch people off guard.

📍 Work with someone who knows the towns you're looking at. Mansfield, Windham, Manchester, Norwich, Colchester, Bozrah, Plainfield, Brooklyn, and Killingly all move a little differently, and that matters when you're pricing an offer.

🎓 And most of all, have a realtor who will actually spend time educating you, not just sending you listings. Buying a home is probably the biggest purchase you'll ever make, and you should understand every step of it, not just sign where you're told to.
