Most investors overcomplicate DSCR loans. The math is actually simple.

DSCR = Rental Income Ă· Monthly Housing Payment

Example:
$3,000 monthly rent Ă· $2,500 monthly payment = 1.20 DSCR

That means the property produces 20% more income than the mortgage payment.
