If your thinking about buying a house in the next 6-12 months, read this...

1. Get pre-approved early. Don’t wait until you find the house. Find out where you stand and what, if anything, needs attention.

2. Choose a mortgage lender who cares about your goals. The “best” loan isn’t the same for everyone. Your financing should match your cash, monthly payment goals, future plans, and how long you expect to own the home.

3. Choose an experienced Realtor. Buying a home is too big of a decision to automatically use your neighbor’s cousin you met at the block party. Find someone who knows the market, understands negotiating, and does this every day.

4. You don’t have to be financially perfect. Credit, savings, debt, income, job history…very few people are perfect in every category. Starting 6–12 months early gives you time to work on the things that actually matter.

5. Know what you can afford, not just what you qualify for. A lender may approve you for a certain payment, but that doesn’t mean it fits your life. Think about savings, kids, vacations, cars, retirement, home repairs, and everything else you want your money to do.
