If you are thinking about selling a house and you know it needs some work and are a do it yourself type person, confident that you know how and can, it's best to do those items BEFORE you get your house on the market. Once your property goes on the market and then goes under contract, it is in our realtor contracts that those who are "licensed or who customarily professionally perform those types of services" must be used for any buyer requested repairs and receipts provided to the buyer and if they were lender required repairs, paid receipts will be required before loan approval. Overall, it is always recommended that a licensed professional perform any repairs. That is considered the safest way to ensure repairs are done well for the safety of all.
