Here’s the simple version 👇

Mortgage rates are tied to the bond market, specifically mortgage backed securities. The “spread” is the gap between mortgage rates and Treasury rates.

When that gap gets smaller, consumers can benefit from lower mortgage rates 📉

When that gap gets larger, rates can stay higher even if the Fed cuts rates 😳

So while the headlines focus on “The Fed,” the mortgage spread is often the real story affecting affordability and monthly payments 🏡
