Starting a new job and buying a home at the same time can absolutely work — but your employment timeline matters more than most buyers realize. 🏡💼

A lender may need more than the salary listed on your offer letter. Your new employment documentation should clearly show things like your employer, position, pay, and official start date.

If the job is still contingent on something like a background check, licensing requirement, or another condition, additional documentation may be needed before closing.

The gap between jobs can matter too. If your current paycheck ends before the new one begins, your lender may need to determine whether the future income can be used to qualify and whether there are enough funds available to cover that transition period.

Requirements can vary depending on the loan program and your individual situation, which is why it’s so important to coordinate your employment change before making big timeline decisions.

Before choosing a closing date, line up:

• Your last day at your current job
• Your anticipated closing date
• Your first day at your new job

If you’re planning a career move while also planning a home purchase, talk with your mortgage lender before giving notice, scheduling the move, or setting your closing date.

When you’re deciding whether it makes sense to buy, the better question is: What does the full financial picture look like for you?

Before making the decision, look at:

🏡 How long you plan to stay
Buying may make more sense when you expect to stay long enough for the costs of purchasing to be worthwhile.

💰 How much cash you’ll need
Think beyond the down payment. Closing costs and keeping money available for emergencies matter too.

📊 Your full monthly housing payment
Principal and interest are only part of it. Property taxes, homeowners insurance, and any HOA dues should be included.

🔨 The cost of owning the home
Maintenance and unexpected repairs become your responsibility, so they deserve a place in the budget.

🔄 How much flexibility you need
A possible move, job change, or major life transition may make renting the better fit right now—and that’s okay.
