What is a Temporary Buydown?
A temporary buydown is a loan where the interest rate is bought down temporarily for the first year(s) of the loan. This can help homebuyers ease into the full mortgage payment at the beginning of the loan term and free up some cash flow.

Seller & Builder Paid Buydowns that SPW Offers:
• 2/1 = 2% rate buydown 1st year / 1% rate buydown 2nd year
• 1/1 = 1% rate buydown 1st year / 1% rate buydown 2nd year
• 1/0 = 1% rate buydown 1st year

Keep in mind, there are many benefits for both the seller and the buyer if a temporary rate buydown can be negotiated. Understanding how to leverage seller concessions like these can help you court more buyers who are struggling with affordability, and potentially cultivate a customer for life if you are able to articulate the benefits of a refinance should the rates drop below the initial note rate within that 2–3-year period.

Have you seen the Santa Ana River like this?

No need to worry about the river's level, even though it's a lot different than what we're used to.

There's no immediate concerns. In fact, the river is doing it's job!

The river channel is built to handle a lot of stormwater. As long as it's flowing, the capacity is endless with water going to the ocean near Huntington Beach.

When you see water in the river along our city, it means Prado Dam, just north of us in Corona, is open and water is flowing to the ocean.

But always admire the river from a distance. The rapidly flowing water is dangerous and should never be approached.
