PACT Capital is pleased to announce that we have arranged $2,370,000 in acquisition financing for a 32-unit value-add multifamily property located in California’s Central Valley.
The transaction was for an existing customer who has come to rely on the firm to assist in identifying value-add opportunities from both the acquisition and financing standpoint. Beyond arranging the financing, identified the property as a potential acquisition that fit the customer's investment profile, then underwrote the metrics and presented it as a value-add opportunity that complements the client’s acquisition strategy. This transaction is representative of how end-to-end solutions at PACT Capital deliver for our relationship-based customers.
The loan was structured as a hybrid 10-year term with the first 5 years fixed and then converting to a floating rate option with an initial advance rate of 64% loan-to-value (LTV) ratio and included a flexible prepayment structure to support long-term optionality after the improvements have been completed and NOI improved.
