As of October 1, 2025, the U.S. government has shut down due to a lapse in funding legislation. This may affect upcoming closings in several key areas:

🏛️ IRS & Government Payoffs – Currently unavailable

🏠 FHA Loans – Single-family loans may face delays; no new multi-family commitments

🌾 USDA Loans – No new rural housing or guaranteed loans; scheduled closings paused

🌊 Flood Insurance – National Flood Insurance Program is unfunded, impacting required coverage

🎖️ VA Loans – Guarantees continue, but flood insurance may cause delays

🏦 Fannie Mae & Freddie Mac – May revise loan purchase requirements (as seen in past shutdowns)
