Most cash-out refinances come with added costs based on your credit score or how you use the funds- but when this refinance is used to pay off student loans fully, some of those costs may be waived!

⚠️A few few important things:
Mortgage assistance is not one size fits all. Your available options depend on your loan servicer and individual circumstances.

Forbearance generally does not erase the payments you don’t make. Make sure you understand exactly how many missed or reduced payments will eventually be handled.

And don’t pay some random company promising it can “save your home.” Free help is also available through HUD approved housing counselors.

If you’re calling your services, use the phone number on your mortgage statement or the servicer’s official website. Not a number from an unsolicited text, email, or phone call.

Save this even if you don’t need it today.

And please send it privately to a homeowner who might need it.

How far are we from a “normal” housing market?

According to ICE Mortgage Technology, one of these three things would need to happen:

• Incomes rise 19%
• Home prices fall 16%
• Mortgage rates fall from 6.59% to 4.99%

That does not mean any one of these will happen.

It shows how far housing affordability still needs to improve.

The most likely answer is not one major change. It is a combination of rising incomes, slower home-price growth and eventually lower rates.

Save this before someone tells you one rate cut will fix the housing market.

Down payment assistance can be a game changer for DMV homebuyers.

But not every program is truly “free money.”

Some are grants.
Some are forgivable loans.
Some are deferred loans.
Some are second mortgages.
And some come with rules that can affect your rate, timeline, offer strength, or future flexibility.

That does not mean buyers should avoid these programs.

It means buyers need to understand them before relying on them.

The goal is not just to find money.

The goal is to use the right mortgage strategy.
