When you’re trying to sell a home, what exactly ARE closing costs?

Closing costs for a seller can reach 8% - 10% of the sale of a home. So estimated closing costs on a $250,000 home could be $20,000 to $25,000…

That’s a lot of money!

But where is that money going? Does the seller or buyer pay for closing costs? And are there any ways to reduce how much you pay in closing costs?

Unfortunately, in a typical real estate transaction, the seller will pay more closing costs than the buyer. Potential items included in seller closing costs are…

- Agent commission (paid by seller)
- Transfer tax (paid by seller)
- Title insurance (paid by seller)
- Escrow and closing fees (split between buyer and seller)
- Prorated property taxes (paid by seller up to close date)
- HOA fees (paid by seller up to close date)
- Attorney’s fees (paid by seller)

If the buyer demands updates or repairs before signing, or if the inspections find hidden damage, the seller might also be required to pay for repairs.

The good news is that these closing costs will usually just come out of the profit you make on your home… but that’s also BAD news.

Because it means you’ll make less money!

Did you just inherit a home?

Well, paying taxes on an inherited property can be a little bit tricky.

For example, do you still get up to a $250,000 tax credit? Can a capital loss be deducted if the home sells for less than market value?

It’s probably a little overwhelming.

But not to worry, we’ve worked with lots of people in Oklahoma City who were in the same position… and here are a few things that you should probably be aware of.

There’s No Home Sale Tax Exclusion — Typically, a seller would be able to deduct up to $250,000 in taxes on the sale of their home. But that’s only on a primary residence. So it only applies to an inherited home if you live in it and use it as your primary residence for two years.

You’ll Benefit from Stepped-Up Basis Rules — The good news is that “stepped-up basis” rules consider the home’s value as being its fair market value at the time of the owner’s death. This is almost always a higher number, which can work in your favor tax-wise if the property is sold (because if you sell for less than the stepped-up basis, you’ll have taken a “loss”).

You Can Deduct Up To $3,000 Per Year For Losses — Any loss that is taken on the sale of your inherited property can be deducted from your taxes (a “loss” is when the property is sold for less than its fair market value). But you can only deduct up to $3,000 per year.

In fact, here are a few tips for making sure you hire a contractor that’s going to do their job well.

Ask For Credentials — Obviously, you want to hire a contractor who’s qualified to work on your home. That’s why it’s a good idea to ask the contractor for the credentials they bring to the table. Where did they learn? Do they have any official certificates or credentials to prove they’re legit?

Ask For References — The best way to determine whether a contractor is trustworthy or not is to talk to people who have had work done by them in the past. Ask the contractor for some references who you can call and speak to. If they don’t have any or if they dodge the question, that’s a big red flag.

Double-Check The Contract — Before you sign anything, make sure to read the contract thoroughly. You might even hire a lawyer to help you understand the contract before you make a commitment. Don’t be afraid to ask the contractor questions as well.
