"I do not have a lot of money saved up for a home, but I do have good credit and a stable job. Am I going to get a hard "NO" if I apply for a home loan because of lack of funds?"

Buying a home is certainly not free, but there are other sources of funds that can be used by a borrower that are allowed by a lender.

"What do you mean when you say 'All credit scores are not created equal'? Isn't a 720 score, for example, always going to be great, and a 640 always going to be mediocre?"

As much as you might be inclined to call "BS" on this, it is absolutely true.

"I have some medical collections on my credit report and am afraid that is going to stop me from being approved for a home loan. Is there anything I can do, or am I pretty much stuck in my current home?"

Well, the good news is that, no, medical collections will generally not pose a problem for you when a lender is evaluating your home loan application.

"I want to buy a home, but there is no way I can pay off my credit card before I apply for a home loan. Is there a "reasonable" balance I can carry on that card and still get approved?"

It is a fact of life that most people have credit cards, and the majority of them carry balances.

On todays short (2:26) video, I explain that, surprisingly, a lender does not really care how much you have as a balance on a card, but it matters a LOT how close you are to your credit limit.

Credit card balances are not going to keep you in an apartment, but they definitely need to be managed correctly.

"I want to shop around for a lender, but I don't want my credit score to get zapped every time a lender pulls my credit. How can I avoid that happening?"

Well, there are a lot of stupid and anti-consumer things that the credit bureaus do, but, the one thing that is actually good for the consumer is that your credit score will NOT go down if multiple lenders pull your credit.

"I co-signed on a car loan for my brother, is that going to hurt me when I try and qualify for a home loan?"

Co-signing for someone seems like a nice thing to do, right? You are just trying to help someone get on their feet, or maybe helping someone establish credit. What's the harm in that?

On todays short (2:46) video, I explain that in most cases, this liability payment will absolutely count against you when qualifying for a home loan. There are some exceptions, so please check out todays video.

Pro tip: In general, co-signing is not a good idea if you plan on buying a home soon.

"My best friend is a Realtor, and I want to use her to help me buy a home, but I don't want her knowing all of my financial data. Does a lender share my financial information with the agents on a transaction?

This is a very legitimate concern, and I totally understand it. I don't want my friends knowing all my financials either!

Fortunately, a lender CANNOT and WILL NOT share specific information about you to any parties to a transaction. (That is, unless they want to lose their license)
