What a great day at the Howl-O-Ween Dog Walk, hosted by The Hotel For Homeless Dogs at Cumberland Monastery!

We spent the day meeting some adorable four-legged friends, connecting with so many wonderful people, and enjoying everything that makes our local community so special.

All eyes on the Fed today. 👀

But here’s what I always remind buyers: A Fed rate decision doesn’t automatically mean mortgage rates will move in the same direction.

What matters just as much is what’s said afterward, how the bond market responds, and what it all signals for the months ahead.

With affordability still top of mind, understanding the market is important. But having the right financing strategy? Even more so.

I’ll be watching today’s announcement and what it could mean for buyers, homeowners, and the housing market.

Stay informed. Stay prepared. And remember, timing the market isn’t nearly as important as having a plan. 📝

A low appraisal doesn’t always mean you have to bring thousands more to closing. 👀🏡

For buyers putting 10% or more down, there may be another option: strategically adding private mortgage insurance (PMI) instead of using additional cash to cover an appraisal gap.

In the example above, the buyer could potentially choose between:

💰 A one-time MI buyout paid at closing
OR
📆 A small monthly MI payment

The goal? Keep more cash in your pocket while still moving forward with the home you want.

This can be especially helpful in a competitive market when you want to make a strong offer but don’t want an appraisal gap to completely drain your reserves.

Every scenario is different, and MI pricing and eligibility depend on the borrower, loan-to-value, loan program and other factors.

New chapter. Same mission. Bigger impact.

If I’ve been a little quiet lately, it’s because some of the biggest chapters are written before anyone else gets to read them.

Today, I’m excited to share what’s next.

After more than 22 years helping people achieve homeownership, I’m proud to begin my next chapter with Rate as VP of Mortgage Lending.

While the logo on my business card has changed, my commitment hasn’t. I’ll continue showing up for my clients, referral partners, friends, and family with the same dedication, honesty, and personalized service you’ve come to expect—now backed by even more resources to help make the home financing process as smooth as possible.
