CLOSING DAY…..SOLD! I’m the Realtor & Mortgage Broker/Owner. My buyer walked away with a $3,300 check on a down payment assistance loan. YES, a buyer can receive their deposit back!

It all boils down to how well can the Real Estate Agent negotiate? 😏🤔🩷

Ultimately, he paid ZERO dollars to purchase this home. It’s a good feeling when you have the funds but don’t have to use them. 😉

Buyer worked 2 jobs for 2 years simultaneously with no gaps in employment and was able to use BOTH incomes to qualify.

He had 10k saved but did not have to use it! This is what you call having POSITIVE COMPENSATING FACTORS for a lender to provide assistance.

I recieved full comp as the Mortgage Broker. I do NOT cut my commission even on borrower paid.

Thank you to my loan processor JaKayla L. Garnett who has ZERO experience. I hired her new. I’m taking the time to TRAIN her accordingly so that she may be successful in her new career.

TEXAS gave me temporary authority to operate and I now have a PRE-APPROVED buyer house shopping. 1.5 Million 😉 I can’t wait to travel to Texas for this closing.
