We love coming together and hosting events in the community, and really appreciate the support of our friends who came, and to the new faces and friends that found us online and through instagram!

And while we’re waiting for the market to become “perfect,” someone else might be building equity, paying down principal, and enjoying the benefits of homeownership.

The better question isn’t:

“Is this the perfect time to buy?”

It’s:

“Does buying make sense for ME right now?”

If you’re curious, let’s run the numbers. No pressure. No commitment. No expectation that you’re buying tomorrow.

If you’ve been waiting for mortgage rates to drop, this is your reminder to zoom out. 👀

The 30-year fixed opened around 6.84%—which is actually about where rates have been around the beginning of August for the past FOUR years.

That doesn’t mean rates won’t change.

They absolutely will.

But it does tell us something important:

Waiting for “the rate” you’ve decided is the perfect rate can keep you waiting a lot longer than you think.

This week’s jobs report is a perfect example of why.

Weaker-than-expected job numbers could push rates lower, but other economic data gave investors mixed signals.

There are simply too many moving pieces for any of us to know exactly where rates will be three months from now—or even three weeks from now.

So instead of trying to predict the market, let’s look at your market.

What payment are you comfortable with?
What purchase price makes sense?
What seller concessions might be available?
What does your cash to close look like?
And what could building equity over the next 5, 10, or 15 years mean for you?

You don’t have to buy today.

But you do deserve to know what buying today actually looks like before deciding to wait.

That’s a conversation I’m always happy to have. No pressure, just numbers and a plan. 🤓
