Ever wonder what your EMD is for when purchasing a home?

Here is a great explanation that I found today while doing some training -

Most consumers and real estate licensees believe that the amount of a buyer’s earnest money deposit affects the “quality” of a purchase offer. In other words, a large deposit is more impressive than a small deposit. Earnest money definitely serves as the potential source of a damage payment if a buyer breaches the purchase agreement. However, a seller always has the right to first claim the deposit as a partial damage payment, and then pursue the balance of the purchase price for the remainder of damages.
