Here is something that trips up a lot of buyers, and it is worth understanding before you fall in love with a house. 🏡

FHA loan limits are not one national number. They are set county by county. For 2026, the range is wide: the floor that covers most of the country is $541,287 for a single family home, and the highest cost counties run all the way up to $1,249,125.

The logic underneath it is simple. Each year the limits are tied to the national conforming loan limit. Most counties land at the floor. Counties with higher local home prices get a limit set around those prices, stepped up toward the ceiling. So the same program stretches further in a pricier market than an affordable one, on purpose.

What that means for you as a buyer: how much you can finance with an FHA loan depends on where the home is, not just on the loan type. Two counties that share a border can carry different limits. It is worth checking the specific county before you assume a home is or is not in FHA range, because plenty of buyers rule the program out based on a number they heard that does not apply to them.

Multi unit properties carry higher limits too, which matters if you are buying a two to four unit home and living in one part of it.

Happy to look up the limit for any county you are weighing. It takes a minute, and it can quietly change which homes belong on your list. 🙂

🏡 Quick home buying tip that almost nobody explains.

A rate lock is a simple promise: your rate is held steady for a set window while you finish buying your home. The part most buyers never hear about is the length of that window.

Most lenders hand you a rounded default lock, often 45 or 60 days, whether or not that actually fits your closing timeline. Close sooner and you may have paid for protection you never used. Run a little long and you can feel squeezed at the worst possible moment.

With my process, I can set the lock to the exact number of days your file really needs, anywhere from about a week up to three months. Your rate protection is measured to your real calendar instead of a one size box. On the Gulf Coast, where a closing can hinge on an insurance binder or a survey, that flexibility genuinely matters. 🌊

If you are house hunting from Pensacola to Panama City, or over into south Alabama and Georgia, and you want your rate protection built around your timeline, let's talk it through.

🏡 Two ways to lower a mortgage payment, and they are not the same thing.

With rates holding in a familiar range this summer here on the Gulf Coast, buyers and agents keep asking me the same thing: should we buy the rate down? Great question, and there are actually two very different answers.

A temporary buydown lowers the payment for the first year or two, then the payment steps up to the full note rate. Think of it as a bridge for the early years, often paid by a seller or builder as part of the deal. It can be a great negotiating chip when a seller wants to help without dropping the price.

Permanent points lower the rate for the entire life of the loan. You pay a cost up front, and the savings show up every month for as long as you keep the loan. The real question is simple: how many months until those savings pay back the up front cost? If you plan to stay put for years, the numbers often work. If you might move or refinance soon, a temporary option (or no buydown at all) can make more sense.

The right move depends on your plans, not on a one size fits all rule. That is the fun part of my job: running the actual numbers for your situation. 📊

Have a buyer weighing this? Send them my way and we will map it out together.

🏡 A lot of buyers right now are doing the same math: they love a house, but that first year of payments feels tight while they get settled.

Here's the broader picture. Rates eased a little this week after some cooler inflation news, but they are still higher than many buyers got used to. That gap is exactly where a smart negotiation can help.

One option a lot of people do not know about: a temporary buydown. In plain terms, it lowers your monthly payment for the first year or two of the loan, then steps up to the regular payment after that. And here is the part agents love: it can often be structured as something the seller (or builder) helps pay for as part of the deal, which can be an easier ask than a big price cut.

For a family moving to the Gulf Coast, that early breathing room can make settling in a whole lot smoother, whether you are PCSing into the area, starting a new job, or just want a softer landing in year one. 😊

If you are weighing a purchase and want to see whether this fits your situation, I'm always glad to walk through the numbers with you.

Quiet shifts in how mortgages read credit, and why they matter for our Panhandle, Alabama, and Georgia neighbors 🏡

The broader backdrop: the mortgage industry has spent the past year modernizing the way credit is evaluated. Late in 2025, the long-standing hard minimum credit score on many conventional loans was replaced with a more complete view of each borrower. On top of that, newer scoring models are beginning to recognize everyday reliability like on-time rent, utility, and phone payments, information that never used to count.

Why it matters locally: a lot of hardworking people in our communities have paid rent faithfully for years while feeling like the door to homeownership was closed. These changes are opening that door a little wider. Industry estimates point to millions of additional prospective buyers nationwide who could benefit.

Our approach is simple: we look at your full financial story, not just one number, and we explain your options in plain English. If you have wondered whether a home is within reach, or if a family member or coworker has, this is a wonderful moment for an honest conversation.
