Read carefully. It may look like it’s from YOUR lender. Reach out to your loan officer if you’re not sure. I see this all the time.

Did you know- that in Massachusetts, most of your mortgage information is considered to be "Public Record"? Well, it's true.

A tactic many lenders are using is to "data mine" information and send unsolicited offers to homeowners - typically offering "below market" rates, and other information to get business. Look at the pic below:

1. Disclaimer about their relationship - smaller font so you'd skip over it!
2. Accurate property information, using your original lender's name - attempt to establish some level of credibility
3. You "MAY" qualify - planting the seed of doubt
4. HUGE difference between the "note" rate and the "APR", reflecting huge costs to get the loan
5. Call "within 5 days" - create the sense of urgency
