One year ago today I walked away from a secure job with a salary, insurance, and benefits to go out on my own as an independent mortgage broker and branch manager.

I was terrified.

What people don't realize is I didn't leave with a pipeline. I didn't leave with leads, referral partners, or relationships built over years in the industry. I left with nothing but a belief that I could build something, and the willingness to do whatever it took to prove it.

Here's what nobody tells you about entrepreneurship.

You will work harder than you ever have for less certainty than you've ever had. You will invest your time, your money, and your energy into things that don't always pay off the way you expected. Your expectations will be wrong, sometimes about the timeline, sometimes about the outcome, sometimes about people. And the lessons that come from those moments are never free.

You will sacrifice time with the people you love to build something you believe in and hope that one day it all makes sense to them too.

You will show up to rooms where nobody knows your name. You will make phone calls that don't get returned. You will hop on Zoom calls at 10pm because someone needs help and you told yourself you'd always be available. You will answer the phone pretty much every time it rings because you know what it feels like when nobody picks up.

And you will do all of it with no guarantee that any of it works.

What carried me through was a principle I work to live by, your true worth is determined by how much you give in value rather than how much you take in payment. Lead with value. Build real relationships. Play the long game. Trust that the right people will notice.

A year ago it was me and one other loan officer, Diana Aldana figuring it out together. Today the team has grown to 13 people and we are just getting started!

To Diana for trusting me from day one. To every realtor partner who trusted me with their clients, that trust means everything and I don't take it lightly. To everyone who has referred business my way, you didn't have to do that and I am genuinely grateful. To every client who chose me, thank you for believing in me before I had all the proof. And to the people who called me crazy and said it wouldn't work… enjoy Labor Day off.

A special thank you to Kevin Blanco, the person who called me every month for two years telling me I was worth more. You listened to every doubt, every moment of uncertainty, and never let me settle. This doesn't happen without you.

And above everything else, trusting that the results are in God's hands. All I can do is put in the work every single day. This past year has shown me that is enough.

Year two starts today!

What’s the cost of waiting?

I helped a family close on their first home recently. About a year ago they had been ready to buy, pre-approved, shopping, excited! But rates were higher than they wanted and they were convinced home prices were about to drop. So they renewed their lease and decided to wait it out.

Fast forward to this year. Their lease was 90 days from being up. They called me, got pre-approved again, and started shopping.

Rates were higher than they were a year ago. The homes in their price range were about the same price. Nothing had changed in their favor. The wait cost them.

At the closing table they looked at me and said something I won't forget.

"If we knew then what we know now we would have bought last year."

I hear some version of this more than people realize. The idea that prices are going to drop significantly enough to make a meaningful difference in your monthly payment, or that rates are going to fall back to where they were, has kept a lot of families on the sidelines longer than they needed to be.

The market doesn't always move the way we hope. But life keeps moving regardless. Rent goes up. Time passes. And the home they could have been building equity in for the last year belonged to someone else.

🚨 VA Loan Update: This Changes The Math On Collections

VA just updated how they calculate collections in your debt-to-income ratio. Effective August 25, 2026.

The old rule:
Non-medical collections without a payment plan got counted as 5% of the balance, per month. A $5,000 collection added $250/month to your obligations. That’s a lot of DTI real estate for a debt you’re not even actively paying.

The new rule:
Same 5%, but now divided by 12 months. That same $5,000 collection now only adds about $21/month to your DTI.

What about medical collections?
Those don’t even get counted this way. VA doesn’t require medical collections to be paid off, and they’re not factored into your DTI with a calculated payment at all. Non-medical is where this update matters.

Why it matters:
That’s the difference between qualifying and not qualifying for a lot of veterans. If you got told “you make enough, but your DTI is too high” because of old collections, it’s worth running the numbers again. This could open the door that was closed before.

Also worth remembering: VA loans don’t have a hard, set max DTI limit like conventional loans do. VA looks at the whole picture, including residual income, not just one ratio. So even before this update, plenty of veterans got approved with numbers that would’ve been an instant no elsewhere.

Realtors, if you’ve had a VA buyer denied in the last few months, this could change things for them. Worth a second look before writing them off.

And through all of it they were patient and trusting. We made it to the closing table and they are now settled into an incredible new home.
