If you would’ve told me a year ago that I’d be leading a weekly Bible study, serving at church, and running a morning Jiu Jitsu class, I probably would’ve laughed. My answer to all three would’ve been, “I’m too busy.”

Funny how that works.

This year I’ve had the opportunity to meet some incredible people, grow deeper in my faith, and pursue a sport that’s challenged me physically while keeping me grounded mentally.

Success is often about subtraction, cutting out what doesn’t align with your goals. But sometimes it’s also about adding the right things.

These three things have given me life. It all started with getting my priorities straight!

Mortgage Myth Monday…. The myth: you need to wait two years after changing jobs before you can qualify for a mortgage.

Not true, and this one is keeping a lot of people on the sidelines who don't need to be there.

Here's the reality.

Job history matters to lenders but it's not as black and white as most people think. Lenders want to see stability and consistency, but that doesn't automatically mean two years at the same job. It means they want to understand your employment picture and feel confident that your income is reliable going forward.

Here's where it gets nuanced.

Changing jobs within the same field or industry is generally not a problem. Moving to a new company doing the same type of work (especially for the same or better pay) is something most loan programs can work with.

Getting a promotion or a raise in a new role can actually strengthen your file.

Where it gets more complicated is changing industries entirely, going from W2 to self employed, or having unexplained gaps in employment. Those situations require more documentation and more explanation, but even then it doesn't automatically mean no!

Every situation is different. And the only way to know how your specific employment history affects your qualifying picture is to actually have someone look at your full file.

If a recent job change has been the reason you haven't even started the conversation, that assumption might be costing you more than you realize.

This one is a story worth telling. 🇺🇸 A veteran relocating to DFW. Haley Carpenter - DFW Realtor had been working hard for months searching for the right home. Nothing was quite the one!

Then right when time was almost up she found exactly what they had been looking for!

She negotiated hard, and let's just say they walked away with money in their pocket! And they found a home that truly felt like theirs from the moment they saw it.

Oh and the dogs are pretty happy about the yard too. 🐶

This is why I love this work! It is never just about the transaction. It is about watching people find their place in the world and knowing you played a small part in making that happen!

Great program in Colorado! One of our loan officers recently helped a family get $100k in assistance toward their home! Reach out to learn more!

The program is open to any full-time public-school employees from pre-k to 12th grade making $178,920 a year or less. It can help cover up to 25% of a mortgage loan to help with a down payment or closing costs.
