If you haven’t already purchased flood insurance for your home, I urge you to consider it now! Even if you rent, you are eligible to buy flood insurance protection for your contents. While your home or renters insurance policy covers many of the common things that can occur to your home, rising flood waters are not covered. To truly protect your home and belongings, this is vital coverage!
If you have been told you “aren’t in a flood zone” or that you aren’t required to get flood insurance, that doesn’t mean you are safe from flooding. That simply means that your property hasn’t flooded in at least 100 years. Hurricane Harvey proved that flooding can happen in areas where flooding hasn’t occurred in over 800 years!
As development occurs throughout Texas, the landscape changes. More concrete means less area for rain water. Developers have realized the importance of building new structures and neighborhoods up, which means that more established areas may be more prone to flooding. And neighborhoods are being built closer and closer to rivers and creeks, confining water to smaller areas. Now that new areas have now flooded within the past 100 years, it is highly likely that flood lines will be redrawn, and many homeowners will now be required to add flood insurance in the near future. Even if you didn’t have water inside of your house, if your yard experienced any flooding, you could be required to have coverage soon. Buying coverage now could help you avoid survey expenses, and maintain lower insurance rates. Please note, there is a 30 day waiting period before coverage begins, so don’t wait. If you did experience flooding, you will need to wait until your home is repaired before you can qualify.
