Rates have now dropped to where most FHA and VA loans can benefit from a refinance. Through the end of this week, I'm able to credit 1.25 discount points to your rate. This typically drops your rate an additional .25-.50%. With rates already in the 5's, the additional reduction in rate is huge. The very last day to lock your rate with this is next Tuesday, 9/3..

I joined the mortgage industry in 2001, and wow, what a ride it has been! Never have I been more excited to be in this industry than NOW! Why you ask? Well, I firmly believe the mortgage and real estate industries are going to change dramatically over the next five or so years, and if you are interested in my predictions, check out Part-1 of my 4-Part series.
Bottom line, I predict the entire process from listing, searching, making an offer, accepting an offer, financing, insurance, closing, furnishing the home, and even moving, will be completely automated without the traditional need for a Realtor, or Loan Officer.
So that’s why I’m so excited? Actually, yes! The conventional market, where the vast majority of mortgage loans fall, will be completely automated and automated underwriting engines will be placed on steroids with the addition of artificial intelligence (AI) (it’s already well underway). You’ll never guess which company I predict will be the benefactor here (or perhaps you will), who will own the entire industry, but you can find out by reading the article I mentioned above.
Now for the good news, because of the very nature of Non-QM loans where guidelines are just that, guidelines, rather than the hard and fast rules of FannieMae, FreddieMac, FHA and VA, the Non-QM side of lending will continue to thrive, if not explode. The real estate and mortgage professionals who will still be standing, and standing tall, will be those specializing in Non-QM (Non-Qualified Mortgage) loans. You may be thinking, isn’t this just another name for all those sub-prime lenders who got us into trouble the last time...far from it! These lenders serve the forgotten millions who don’t fit into the neat and tidy Qualified Mortgage (Fannie and Freddie) world of straight forward, easily documentable loans. Amazon, oops, yes, I predict Amazon will have no reason to deviate from their completely data-driven process most transactions will still fit within so they will have little or no interest in the Non-QM market.
