📢 Always, ALWAYS find and hire your OWN home inspector. DO NOT use one that your agent gives or recommend to you. Just google home inspectors and find one with good reviews. I don’t care if your agent is your buddy or your best friend.

When an agent recommends an inspector, that inspector gets repeat business and referrals from that agent. That makes your real estate agent their client, not YOU as the buyer. Hire an inspector that solely works FOR YOU and for YOUR best interest. I would even go as far as to tell the inspector “I purposefully found you on my own so that I would be your sole client. I appreciate you doing a very thorough job.”

Even great agents can be flawed. The average home sales price is $503,800 as of the first quarter of 2025. At 3% commission, that’s 15,114 reasons ($) for the transaction to close no matter what.

I’ve heard many agents say something to the effect of “I like this inspector because they are good, but they don’t blow up my deals”. An inspector doesn’t make up problems. They only either mention them (or the seriousness of them) in their reports.

If your agent gives you ANY grief over you wanting to pick and use your own inspector… that should tell you everything.
