Tonya Sanford's first-time homebuyer clients fell in love with this super unique tudor-style property. Little did they know, the process to even go under contract would take months. Tonya guided them expertly through a tough process and would not give up! I love that attitude because I share it! Once I got the file, my team and I had to weave through some challenges but would not stop until we reached the closing table. The night of closing, I got a text with the buyers standing in front of their new home. Huge smiles! It's why we LOVE what we do!!

Another joyful closing with Kim Elmer. All I could say at closing table, was, "I told you so!" I told them what a fantastic negotiator Kim is, and how much they'd need her not just up front, but during the option period, and possibly even after the appraisal. Kim Elmer worked her magic as she always does and found this beautiful home for some well-qualified buyers who have closely followed Dave Ramsey's advice on NOT establishing a credit score. I know DR's program very well (Keith and I took and then led his course for 6 years), but as a loan officer, I would cringe when my buyers came to me with no score. The options just weren't good for a "manual underwrite". This typically meant a much higher interest rate and a difficult loan process. BUT (trumpet fanfare) some of our lenders are now offering REALLY good programs for our no-score clients! I was able to get these buyers 6.25% on a conventional 30-year fixed loan, with neither the husband nor the wife having a credit score!! I'm seriously so excited to be able to offer such a competitive program now to all our devout DR followers!

I'll always be a California girl at heart. It makes me so happy to see these homes becoming more common in Texas! The modern, clean lines, the bright white...LOVE! CJ got this beauty for our clients for UNDER $300K!!!! And she negotiated seller concessions, seller-paid title policy, and seller-paid survey, on brand new construction! You need me for a solid loan pre-approval. You need a knowledgeable realtor to negotiate on your behalf and about 982 other things realtors do behind the scenes that no one sees but the realtor.
