Is it better to pay off your mortgage or invest?

Smart Homebuying Strategy in a High-Rate Market

Many buyers are hesitant to move right now because interest rates are higher than they were just a few years ago. But what smart investors and homeowners know is: it’s all about the strategy — and timing is everything.

👉 Here’s how one client did it:

They sold their previous home with a low 3.5% interest rate and used the profit from that sale as a down payment on a new property purchased in November 2023 at a much higher 7.75% rate.

While the monthly payment was initially higher, their plan wasn’t to keep that rate forever.

As soon as rates improved, they refinanced in April 2024 to 5.25%, bringing their monthly mortgage down from $2,899 to $1,335.

They opted not to escrow taxes and insurance, instead placing the expected costs in a 12-month CD earning 4.5%, making their money work for them in the meantime.

💡 The Lesson?

You don’t need to wait for the “perfect rate” to buy.

You use your current equity wisely.

You leverage refinancing when the opportunity arises.

And you manage your reserves strategically, even earning interest on them.

This approach puts you ahead of the market and gives you the flexibility to move when the time is right — not just when rates are low.
