Mortgage Tips of the Day! What is a USDA loan with no money down? It is based on the address and the ENTIRE household income. Even spouse isn’t on the loan they will look at the income. If you look on the USDA income and location eligibility you can see if the home qualifies. It has to be out a little bit from bigger towns. They are very tight on ratios, 29% housing ratio and 41% for all bills. All collections have to be paid. You have to have 3 accounts open on your credit for 1 year. Call me with any questions!

Mortgage Tip of the Day! What is debt to income ratio? Debt to income is what underwriters figure out on each buyer to see if then can afford the payment. We take your annual income and divide by 12 to get your monthly income. Then we take the payments from your credit bureau AND child support payment to figure your debt to income ratio. The house payment shouldn’t exceed 29% of monthly income. Total bills shouldn’t be over 41% for USDA, 45% for Conventional, 50% for FHA! FHA can go higher and they are the most lenient!

Mortgage Tip of the Day! I was asked yesterday if a person owes 400,000 and they drop their interest rate by 1.75% APR how much will I save on a 30 year? Approx 447 a month or they could go with a 20 year mortgage and pay 60 more a month. Think of all the interest you will save! If you see a home that you love DON’T WAIT, buy it. When the rates go down the competition will be fierce! In Central Ohio the values are not going down! Been in the mortgage business for 28.5 years. I used to see some pretty good deals but very few in the last 5 years. Well I have a friend/client that wants to sell his gorgeous home in Roseville (Philo school district) for 215,000. You don’t need to do a thing with this home. Over 10 acres! Seller won’t list with a realtor and I’ve tried to talk them into using a realtor because it would sell for 240-265.
