The 20% down payment is a choice, not a rule. First-time buyers put down a median of 10% (National Association of REALTORS, 2025 Profile of Home Buyers and Sellers). Minimums are lower: 3.5% on an FHA loan with a credit score of 580 or above (HUD Handbook 4000.1), and 3% on a conventional loan when at least one borrower is a first-time buyer (Fannie Mae Selling Guide B2-1.3-01). A smaller down payment usually means mortgage insurance and a larger loan, so it is a trade-off to price out.
