We are re-opeing again after going dormant for 5 years. This is due to my close scrutiny of financial distress and foreclosure filings in Ohio. Distress is slowly building, nothing major yet, but could be. Other debt forms are stressed big time, like car loans. I will be linking free resources for new investors on this page and website soon. There have always been great deals, but I do believe we will start seeing some better opportunities in distress coming up. Nothing for sure, all speculation of course.

⁉️⁉️⁉️What is the most important thing to remember when buying investment property, rentals or flips? 🧐🧐🧐

✅YOUR BUY PRICE✅ - if you overpay, you could lose money(you probably will), if you underpay and acquire equity at purchase, then you have room to improve and realize a capital gain or preserve the equity and optimize it through rental cash flow for 3-10 years.

It's very simple to remember!

All other aspects, such as contracting, management and deferred maintenance are a pain-in-the-you-know what, but those costs can be suppressed and manipulated.

Market cycle changing yet?

You can't get hurt if you always remember that your profit (Equity or on cash flow ROI) will always be made in your purchase price.

Labor and materials can always be delayed or manipulated...once you pay a price for a property, that's it.

Don't over-pay.
