🏚️ Big Hole, Big Problem — But Not Too Big to Fix 🏘️
A property owner came to me recently in full-on panic mode. Her 30-unit apartment complex had just been cancelled by their insurance company — and to make matters worse, there was a huge leak in the roof from a storm claim that still hadn’t been addressed months later and plenty of new storms on their way.🙃
No repairs. No communication. No insurance. Just families displaced and her losing rent.
That’s the kind of thing that keeps owners up at night.
But here’s the thing: not every insurance agent is going to throw up their hands at a tough risk. I picked up the phone and started talking to the right underwriters — the ones who understand habitational risks and don’t shy away from a little complexity.
We got the coverage placed. ✅
We kept the financing secure. ✅
And we got them with a carrier who actually shows up when things go sideways. ✅
Whether it’s a 2-unit duplex or a 200-unit building, there’s usually a way forward — you just need someone who knows how to navigate it.
