Episode 2 - When's the last time you reviewed your homeowner's ploicy? If it’s been a couple years, you’re due.

Rebuild costs are up, and life changes: a renovation, a new roof, a new jewelry purchase, or a ring that needs scheduling. Any one of them can leave you underinsured while you’re still paying the limits you set the day you closed.

Worth a 10 minute review before your next renewal.

Five coverage gaps we find on almost every policy we review.

Most homeowners have at least one. Usually they have no idea until they file a claim.

1. A dwelling limit that won't rebuild the house. Building costs jumped. A lot of policies never caught up.

2. No water or sewer backup coverage. In a city built on basements, it's the claim we see most.

3. A roof that only pays depreciated value instead of what a new roof actually costs.

4. No umbrella policy, so one bad lawsuit runs straight past your home and auto limits.

5. Personal property limits nobody has looked at since the day the policy was signed.

We check all five in a 15-minute policy review.

Send us a message, and we'll take a look.

The cost to rebuild your home went up. Did your coverage?

Building materials, labor, and permits all cost more than they did a few years ago. But a lot of homeowners are still carrying the same coverage limits they set when they bought the house.

Here’s the problem. If your policy would only pay to rebuild at old prices, you cover the gap out of pocket. That’s what being underinsured means, and most people don’t find out until they file a claim.

A quick policy review fixes it. We check that your dwelling limit actually matches today’s rebuild cost, and we look at whether the right endorsements are in place. One example is extended replacement cost, which gives you a cushion above your limit when prices spike.

If it’s been a couple years since anyone looked at your home insurance, it’s worth a fresh set of eyes.

Got turned down for home insurance from the normal carriers? You’re not out of options.

Carriers say no for all kinds of reasons. An older roof. A past claim. A house that sat vacant. Even the dog breed.

When the standard companies pass, most people figure that’s the end of the road.

It’s not.

There’s a whole side of the market built for exactly these situations - homes the big carriers won’t touch. In the business it’s called excess and surplus, or E&S. You’ll almost never hear about it from a standard agent, because they can't access to that market. We can.

If you’ve been declined, non-renewed, or you keep hearing “we can’t write that,” send it to us. There’s a way to get you covered.

Been turned down? We'll find you a policy.

$1,400 in damage. $1,000 deductible. You collect $400.

Then your renewal comes in higher, your claims-free discount disappears, and that claim sits on your history for the next few years where every carrier you shop can see it.

That $400 can end up costing you more than it paid.

Rule of thumb: if the damage is anywhere near your deductible, pay it yourself. Homeowners insurance is built for the losses that would actually wreck you, like a fire, the burst pipe, the tree through the roof. Not the $400 fence repair.

The hard part is knowing where that line sits on your specific policy and what’s actually covered. That’s our job.

Chicago homeowners: not sure whether to file? Call us before you call the claims line. Takes five minutes and costs nothing.

Your roof is the one of the most important parts of your home insurance policy. It’s also the part often overlooked.

It’s what a carrier judges you on, what a storm hits first, and what decides if a claim actually covers you. Age, material, and type of roof all matter.

So does what your policy pays: the cost of a new roof, or what your old one’s worth today. That can be a big gap.

Most people learn the difference when water’s already coming through the ceiling.

Buying a home or haven’t looked at your policy lately? Start with the roof. Send it over, we’ll tell you where you stand. sixcornersinsurance.com
