If you’ve been following the headlines, you’ve seen the buzz around today’s Fed meeting and the possibility of a rate cut.

While the Fed rate can influence mortgage rates, they’re not the same thing. The Fed controls short-term policy rates, but mortgage pricing is driven by long-term bonds and market conditions.

💡 In fact, mortgage rates often start moving before the Fed makes an official announcement (like the dip we’ve already seen in early September).

So, if the Fed does cut rates today, don’t assume mortgage rates will immediately follow.

Whether you’re buying your first home or guiding clients through the process, strategy > timing!

👋 Hiya - I’m Josh! It’s been a while since I shared a little bit about who I am. I wear a lot of hats including: mortgage guy, husband, parent, and cat dad. 
 
🧀 A little bit about me: I was born and raised in Wisconsin (Go Packers 💚💛) and am lucky enough to be with my wife for over 14 years. We’ve got two adopted cats (Louie and Milo) and a 9 month old daughter: Coraline! 
 
🏠 I’ve been in mortgages 14 years and am a self-proclaimed Mortgage Nerd 🤓 I have a passion for education, communication, and transparency. My business is 100% referral-based which means I am continually thankful for introductions to amazing people looking for homes. My approach is built on top-notch service and a high-quality process, but I truly love being a Loan Officer and helping people achieve home ownership. Whether it’s a First Time Homebuyer, next investment property, Vacation Home, or trading up and moving across the country, I continue to be excited about the new puzzle every property and client brings. 
 
🥾🏋️‍♂️ On the weekends you can find me out for walk with the family, at a CrossFit gym, exploring restaurants, or working on a new pizza masterpiece in our backyard. 
 
🐕 Spirit animal: Golden retriever. If you know anything about me, it’s that I want to be friends with everyone (and also do their mortgage). 
 
One thing I’ve learned is that none of this would have been possible without the incredible support from my family, friends, and partners who’ve believed in me from day one. I’m grateful to every client who’s trusted my team and I to help with one of the biggest financial decisions of their lives. As I continue to grow, I’m more motivated than ever to keep pushing the limits and providing the best possible service for everyone we work with.

Honored to serve more families year over year with integrity, and transparency, and proud to be among Movement’s top producers for the year. While business is important, 2024 taught me what’s really the priority. Looking forward to thriving in every part of life, while still running a first-class mortgage business.
