This one almost got me injured, or worse.

🏠 Episode 29 is LIVE — and this one hit different.
I almost didn’t share this story. A rental scam that didn’t just cost me money — it put me in real danger.
Fake listings. Stolen photos. A fake “landlord” who insisted on meeting at a public place to collect certified funds and then see the house only during the open house. MY Open House.

Red flags you shouldn’t miss:
• 🚩 Rent way below market with “urgent” move-in pressure
• 🚩 No in-person tour — just “virtual” or after-hours only
• 🚩 Payment demanded before lease signing or key handoff
• 🚩 “Owner is out of town” — every. single. time.
What to do instead:
✅ Verify ownership through county records
✅ Never send money before seeing the unit AND signing a lease
✅ Meet during daylight in public first, property second
✅ Trust your gut — if it feels off, walk away

What No One Will Tell You About Waiting to Buy

Most people assume that if they wait long enough, they’ll eventually be able to buy the home they really want.

Sometimes the opposite happens.

As home values rise, buyers don’t just pay more for the same house. They often find themselves priced out of the neighborhood they originally wanted altogether.

The result?

The home they could have purchased two years ago becomes the home they wish they had purchased.

Then the search changes from:

“I want to live here.”

to

“What’s the closest alternative I can afford?”

I’ve watched buyers move from their first-choice neighborhood to their second choice, then their third, not because they lacked income or discipline, but because the market moved faster than they did.

Waiting isn’t always wrong.

Sometimes it’s the wisest decision available.

But if you’re waiting, make sure you’re waiting with a strategy—not simply hoping prices, rates, or competition will eventually work in your favor.

Not every uncomfortable conversation is harmful.

Sometimes the words that hurt are the very words we need to hear.

“I love you, but this behavior has to change.”
“You keep making promises you don’t keep.”
“You’re capable of more than you’re showing right now.”

Truth can sting. Accountability can be uncomfortable. Growth often begins where comfort ends.

But there is a difference between words that hurt and words that harm.

Words that hurt address a behavior.
Words that harm attack a person’s identity.

One says, “This choice isn’t serving you.”
The other says, “You are worthless.”

One creates awareness.
The other creates wounds.

Healthy relationships require courage to speak difficult truths and wisdom to deliver them with respect.

If what you’re saying is intended to help someone grow, speak it with clarity and compassion.

If what you’re saying is intended to punish, shame, control, or diminish, silence is often the better choice.

The goal of communication is not to win the moment.
The goal is to strengthen the relationship while telling the truth.

Truth without love becomes brutality.
Love without truth becomes enabling.
Healthy relationships require both.
