Huge changes in Freddie Mac’s guidelines regarding asset depletion. This allows clients who have large amounts of assets to use those assets as income for qualifying.

Key Changes:
✅ Eligible for All Occupancy Types
✅ Removal of LTV Restrictions Asset depletion may now be used regardless of LTV.
✅ More Favorable Calculation Method The division factor has been reduced from 240 months to 180 months, increasing the amount of qualifying income that can be derived from eligible assets.
✅ Removal of Age Restriction for Depository Accounts and Securities Borrowers are no longer required to be age 62 or older to utilize eligible depository accounts and securities for asset depletion calculations. *age restrictions are still 59.5 yrs old or older for retirement accounts
✅ Minimum Asset Requirement Established Eligible accounts must have a minimum balance of $30,000.

This is a huge common sense move that will allow more people to qualify for a home loan.
