Most people don’t realize…

You have to get approved three times to get a mortgage.

Yea, 3.

Approval #1: Your loan officer says yes.

This is your pre-approval. If you're working with someone good (like me), this means everything. If you’re working with someone inexperienced, it means nothing.

Approval #2: The bank underwriter.

After you're under contract, they re-check EVERYTHING. They decide if the loan can move forward, not your loan officer.

Approval #3: Final clear-to-close.

After the appraisal, title, and all final documents are in, the underwriter signs off one last time.

Then… you get the keys.

I know it sounds like a lot, but that’s why I walk you through every step.

Mortgage rates just dropped to their lowest level of 2025 — currently averaging 6.58%, according to Freddie Mac.

That’s good news for buyers… for now.

Why? Because when rates drop, more buyers jump into the market. That creates competition — and competition pushes prices up.

Right now, buyers have leverage. You can still negotiate on price, ask for seller-paid closing costs, and explore rate buydown strategies. But as rates keep trending down, that window could close fast.

**The takeaway:**

You don’t need to rush, but don’t wait for “perfect.” Sometimes, the best time to move is before everyone else does.

Charlotte’s suburban housing market is heating up in a big way. In the next year, over 1,000 single-family homes and more than 200 townhomes are planned for communities surrounding the city.

Why it matters: Charlotte’s rapid population growth has pushed home prices higher in the city center, making nearby towns an attractive alternative for buyers seeking more affordability without sacrificing access to jobs, shopping, and entertainment.

Here’s a closer look at the projects:

• **Shelby, NC** – Taylor Morrison is building 136 single-family homes starting in the low $300Ks, appealing to first-time buyers and those looking for more space.

• **Locust, NC** – 86 new townhomes are coming to this quiet but well-connected community east of Charlotte.

• **York, SC** – M/I Homes is developing 144 townhomes and 126 single-family homes, bringing new options just across the state line.

In 2020: I started my loan officer career when the market was as hot as ever.
