Most people don’t realize…
You have to get approved three times to get a mortgage.
Yea, 3.
Approval #1: Your loan officer says yes.
This is your pre-approval. If you're working with someone good (like me), this means everything. If you’re working with someone inexperienced, it means nothing.
Approval #2: The bank underwriter.
After you're under contract, they re-check EVERYTHING. They decide if the loan can move forward, not your loan officer.
Approval #3: Final clear-to-close.
After the appraisal, title, and all final documents are in, the underwriter signs off one last time.
Then… you get the keys.
I know it sounds like a lot, but that’s why I walk you through every step.
