Ever hear about a great investment… after it’s already closed?

That’s not by accident.

Many private real estate deals aren’t broadly shared. In some cases, we’re only allowed to offer them to people we already know.

It comes down to SEC rules:

506(b): Relationship-based (you have to know the sponsor)
506(c): More public, but limited to verified accredited investors

Either way, access matters.

At Shining Rock Equity, we review a high volume of deals and only move forward on a select few—investing alongside our partners.

Off to a strong start at Preserve at Copper Springs.

Smooth transition, experienced team in place, and several immediate wins - cost savings, operational improvements, and property upgrades already underway.

Early days, but we like the momentum.

We're approaching 2 years of consistent cash distributions (above projections) to investors on our Preserve at Copperleaf investment located in Houston, Texas.

We are thrilled with this project and will look to do many more like it.

Exciting news — we’ve officially closed on Preserve at Copper Springs!

A few things that came together well at closing:

--Rate locked at 5.18%, below our 5.30% underwriting

--Final interest rate of 4.93% after a targeted buy-down

--Insurance cost came in 25%+ below projections

--Year 1 depreciation projected at 60%+, above initial expectations
