Ever hear about a great investment… after it’s already closed?
That’s not by accident.
Many private real estate deals aren’t broadly shared. In some cases, we’re only allowed to offer them to people we already know.
It comes down to SEC rules:
506(b): Relationship-based (you have to know the sponsor)
506(c): More public, but limited to verified accredited investors
Either way, access matters.
