Your PCS Move Could Fail Over THIS Deck Problem

Most military families think PCS delays happen because of financing issues. But sometimes it’s something much simpler — and way more frustrating.

I’ve seen VA loan timelines get delayed because a deck was improperly attached to the house. Loose ledger boards, missing flashing, improper fasteners, structural movement, or unsafe deck construction can become major safety concerns during the inspection process. Then the lender, appraiser, insurance company, or underwriter starts asking questions right before closing.

And when you’re PCSing, delays hit differently. Reporting dates, movers, temporary housing, travel schedules, school transitions, and family logistics are all already in motion.

This is why I combine being a Realtor, Loan Officer, and Home Inspector together. During showings, I’m not just looking at finishes — I’m looking for the kinds of issues that can delay approvals, trigger repair requests, create insurance concerns, or kill timelines entirely.

The goal is to identify problems BEFORE you spend money on inspections, appraisals, and moving plans.

PCS Timeline Failures: Hidden House Problems That Delay Military Moves

Description:PCS timelines can completely fall apart because of hidden property condition issues — and most military families don’t find out until they’re already under contract. In this video, I break down how problems like old roofs, Federal Pacific electrical panels, crawlspace moisture, peeling paint, foundation movement, HVAC concerns, and insurance underwriting issues can delay or even kill a VA loan during a military relocation.

Many buyers think once they’re approved for the loan, they’re safe. But the property itself can become the biggest obstacle during underwriting, appraisal, or insurance review. That’s why I combine being a Realtor, Loan Officer, and Home Inspector together. I’m looking beyond cosmetic upgrades and focusing on the hidden issues that can affect your closing timeline, moving schedule, and PCS reporting dates before buyers spend money on inspections, appraisals, movers, and travel.

I also explain how many deals can still be saved through seller credits, repair negotiations, roof certifications, insurance solutions, repair escrows, and proper underwriting communication when the issues are identified early enough.
