I hear this phrase a lot lately: “The best time to buy was 5 years ago… the second best time is now.”

I get why people say it — but it skips over a lot of reality.

Yes, rates were lower 5 years ago.
But prices were skyrocketing, competition was brutal, contingencies were waived, and many buyers lost offer after offer.

For a lot of people, especially self-employed or non-traditional borrowers, it wasn’t an easier time to buy — it was just cheaper if you won.

There’s no universal “best time” to buy a home.

There’s only the time when:
• the math works
• competition is manageable
• your income is documented the right way
• and the decision actually fits your life

Rates are just one variable — not the whole story.

If you’re thinking about buying, the real question isn’t “Is now the best time?”
