Rates dropped a little today and here's the simple version of why. 📉🏡

Two things happened: oil prices came down (lower oil = lower inflation fears = better for rates) and the Treasury announced changes to their bond buyback program that pushed longer-term rates down.

The catch for mortgage rates specifically: even though your loan says 30 years, the market treats it more like a 5-7 year bond. So mortgage rates did drop today, just not as dramatically as you may have seen in the headlines.

Still, a drop is a drop. And if you've been watching and waiting, this is worth a conversation.
