People who have been waiting for rates to drop back to 3% since 2020. πŸ”₯🐢

Meanwhile equity keeps building for the people who just bought and moved on with their lives.

Rates may go up, rates may go down. Nobody knows. What I DO know is what your payment looks like right now and whether it works for your life.

That's the only number that actually matters.

POV: You skipped the home inspection to save $500… and then found out about faulty wiring, a sinking foundation, or plumbing issues that were hiding behind those pretty walls 🫠

A client of mine DID the inspection and discovered some serious issues that completely changed the game. They walked away before closing and saved themselves tens of thousands of dollars πŸ™ŒπŸΌ

This is why I will always tell my buyers: do not skip the inspection. Watch to hear the full story πŸ‘‡

There is nothing better than catching up with your girl after way too long apart... especially when she’s newly ENGAGED and glowing! πŸ’βœ¨

We went from squealing over ring and proposal details to me immediately going full loan officer mode… and before I could even finish my sentence she already knew EXACTLY what I was about to ask. πŸ˜‚

β€œHow old can the roβ€”β€œ

β€œ30 years.” πŸ˜πŸ’€

She knew. She KNEW. That’s a real one right there. πŸ₯Ή

For the record, if your roof is over 15 years old, some insurers won’t offer replacement cost coverage, and lenders REQUIRE it. So yes, I will always ask. It’s not personal. It’s love. And Danielle’s agency has got you for those 15+ year old roofs! πŸ’•πŸ

That’s what happens when you team up the mortgage girl and the insurance guru: you get the celebration AND the free due diligence. You’re welcome. 😌✨

If you’re buying a home, let’s make sure all the details are covered before you fall in love with a property. πŸ“² 209.542.2911

Not sure if your income qualifies for a mortgage? You might be surprised by what actually counts. πŸ‘‡πŸ‘

A lot of buyers assume only their base salary matters. But lenders look at a much fuller picture than most people realize. Watch to see what counts, what doesn't, and what might open doors you didn't know were there. πŸ‘‰

If you have rental income, social security, disability, consistent overtime or bonuses, or even alimony or child support, those could all work in your favor. The only way to know for sure is to have the conversation.

Rate shopping. Daily. For every client. Every time. πŸ“Š

That's not extra. That's the standard you deserve, and it's exactly what first-time buyers need someone in their corner doing for them.

Buying your first home comes with a million questions, and every single one of them matters. My job isn't just to get you to the closing table. It's to make sure you actually understand what's happening every step of the way. No jargon. No confusion. No surprises. Just clear answers and someone who's genuinely working for you. 🏑

A neighbor referred him. Now he's referring everyone he knows. That's the cycle I live for. πŸ”„πŸ€©

Nothing means more to me than a client who felt so taken care of that they want to pass it on, and I don't take that trust lightly. Ever.

First-time buyers, I got you. Let's get you home. πŸ’š

β˜€οΈ Summer is HERE, and so is your window to buy! 🏑

Rates have quietly been easing down a little bit over the last couple of weeks, and if you've been sitting on the fence, this is the nudge you needed. πŸ“‰

School just let out, the calendar opens up, and summer is hands down the most popular time to move because life just flows a little easier. No school pickups to schedule around, more flexibility to tour homes, and time to actually get settled before fall kicks in. πŸŽ’βž‘οΈπŸ“¦

The big financial institutions are forecasting 30-year rates to hold in this range through mid-2027, so if you're waiting for rates to magically drop back to 3%, that's not the forecast. But right now? You've got some breathing room. πŸ™Œ

DM me or call/text 209.542.2911 and let's run your numbers and get you moving! πŸ’¬πŸ”‘

You've had your offer accepted. Congratulations! Now please don't do any of these things before you close. πŸ™πŸ‘

Being in contract is exciting. It's also one of the most important times to keep your financial picture completely stable.

Watch this before you do anything. Your clear to close depends on it.

The biggest mistakes I see buyers make between contract and closing:

🚫 Opening new credit cards or taking on new debt
🚫 Making large deposits without a paper trail
🚫 Changing jobs or going from W2 to self employed
🚫 Making big purchases (yes, even furniture for the new house)
🚫 Co-signing on anyone else's loan

Your lender may pull your credit again before closing. Keep everything exactly the same until you have your keys in hand. πŸ”‘

Me when someone tells me they thought they could never qualify for a home loan. πŸ˜‚πŸ‘

You'd be surprised how many people talk themselves out of homeownership before ever having a real conversation with a lender.

I've helped buyers with less than perfect credit, self employment income, past bankruptcy, and everything in between find a path to homeownership.

Don't count yourself out. Let me run the numbers for you first.
