Life has a way of throwing life at you. Sometimes you need a safe home with no stairs that your Mother can safely live in, and that you can age into as well.

Our buyer had saved and prepared for this moment to be able to provide a safe home for herself and her Mom and what a blessing it is to be a part of making that happen.

Everyday expenses can add up fast on credit cards, but if you're looking to buy a home you have to be aware of something called "DTI" or debt-to-income ratio. If your debt is too high compared to your income, many lenders may deny you.

Here's what to do:
1. Get preapproved to know your numbers
2. stick to a budget
3. pay down balances where possible
4. avoid taking on any new debt when looking for a mortgage

Manage your money wisely now and your future home will thank you!!

Two really important things people don't realize about VA Assumable loans:

- You don't have to be a veteran to assume the laon. Civilians can assume these, as long as the veteran is willing to give up that portion of their entitlement.
- You have to cover the difference between the purchase price and what's left on the loan. watch the video all the way through to see my example with real numbers!

This client wanted cash-out of their home to buy a home out of state so they could have a place to go visit their daughter. What an amazing thing to get to be a part of. Also having some experience in consecutive closings, I knew how to line it up so there were no delays in either closing. Now this client has purchased a second home while avoiding second home interest rates. By doing a cash-out loan they are able to take advantage of the owner occupied rates, which are much lower. A solid purchase strategy so you end up with the best terms available to you at the end of the day... that really matters! Call me! 😀 Thank you to Matt Kimmel for trusting me on this one!

I had the pleasure of helping a Veteran buy his first home using his VA loan benefit. I had to plead and BEG the VA to approve the condo project because it wasn't previously approved, and usually it takes an entire month to get a project approval but because of my skillful begging the VA approved it in a record ONE DAY! Wow I was so grateful, and so was the client! Now anyone who is qualified with a VA loan can purchase in that community. Shout out to Mandy Rodgers with Pacific Sun Properties for negotiating the deal!
