Realtors, protect your buyer and your paycheck. It's so common for me to see borrowers who got "pre-qualified" with an online lender but in reality, they never sent in any documents or even talked to a real person. It drives me nuts!

As a former senior underwriter, I can tell pretty quickly if the qualification your client got is realistic or not. If you have anyone who you'd like to get a second opinion on their financial situation, please send them my way. I'm happy to take a look!

When I quote you, I'm not just plugging numbers into a calculator or AI program 🤓

Here's what I'm actually doing:
— Reveiwing your last 2 years of income documents line by line
— Calculating qualifying income the way an underwriter will (because I was one!) This is especially important for variable income and self-employed income.
— Looking for the same red flags they'll look for: large deposits, gaps in employment, inconsistent income, cash-flow or reserves
— Solving challenges before the file ever goes to the lender

I used to be the one approving or declining loans so I know exactly what will cause your loan to close, or not close.

If you've been pre-approved before but the loan fell apart, let's do it the right way.

Let this be your cautionary tale against sitting back and "waiting for rates to drop..." All signs lately are pointing to a rate environment similar to where we're at right now. Timing the market isn't a great strategy. But you know what is? Getting preapproved so you know your options and are prepared to move when the time is right.

PCS-ing to Camp Pendleton this year?

Here's the timeline I wish every service member had before they got orders.

- 90 days out: Pull your VA Certificate of Eligibility. (I can help with this)
- 60 days out: Get pre-approved, not pre-qualified. The difference is important especially when you're competing for homes in Carlsbad, Oceanside, Vista, and Fallbrook or Riverside County cities like Murrieta, Temecula or Wildomar.
- 45 days out: Start house-hunting with a VA-experienced realtor. (I can introduce you if you need a referral)
- 30 days out: Under contract. With VA, we can typically close in 21–25 days if everything moves smoothly.

Move day: Keys!

So here's the thing with a reverse mortgage YOU STILL OWN YOUR HOME. Your name stays on the title. It's a loan against your equity, same as any other mortgage... you just aren't making the monthly payment on it. You still have to keep up the taxes, the insurance, and the upkeep, and you have to live there. But the house is yours.
