Exciting Property Tax News for Florida!
Today, Florida lawmakers advanced the “Save Our Homes from Excessive Property Taxes” proposal. This proposed constitutional amendment heads to the November 2026 ballot, where it needs 60% voter approval to pass and become law.
In simple terms: It would raise Florida’s homestead exemption from ~$50,000 to $150,000 in 2027, then $250,000 in 2028 (inflation-adjusted), exempting a much larger portion of your primary home’s value from most (non-school) property taxes—potentially leading to big savings or even zero non-school taxes for many.
For those considering moving to Florida: If you're already homesteaded by Jan. 1, 2027, you're grandfathered in and qualify for the full increased benefits right away. New residents establishing homestead status after that date would start with the current ~$50,000 exemption and need to maintain Florida residency for up to 5 years to access the higher exemptions.
At Palms and Tides Land Development, we’re thrilled about this potential relief for coastal and waterfront homeowners. Perfect time to make Florida home! Questions? DM us.
