Who do I work with?
~I work with first time home buyers. (I explain the process, options, credit and how it works, how to improve it, down payment strategies, etc)
~I work with move up buyers. (Out grown your space?)
~I work with veterans. (Just closed another one closed with 0 down in fact!)
~I work with investors (buying their first home, or a seasoned investor). BOTH in CO and out of State! YES! You can buy A LOT more house that cashflows well out of State….and more landlord friendly than CO laws. In fact, I helped another buyer who bought a duplex in Tennessee for $150,000 (total) that was fully renovated, each side rented and had a net positive cash flow of between $200 and $300 each side on a loan of $106k. Super easy, great rate and he is very happy! We are now looking at several other States. Reality check for investors: buy one property in CO and no cash flow, or buy 4 around the country diversified and all cashflowlow?)
*I do low down payment (0% down, 1% down, 3% down, 3.5% down.)
*I do FHA loans.

(*I am not just an ordinary loan officer, bank worker or call center jockey. I have 15 years experience in real estate, lending and finance! A CMA has a much higher level of training… think of it like a “Masters degree” in lending and higher level of ongoing training, testing and ethics. Add in my past with a real estate license; CSP; e-Pro; CMLA in lending (another “Master’s degree” as well in lending); 5 financial advisor licenses and now my Crown Financial Budget Coach accreditation. All I do is mortgages! My approach is very comprehensive. The best part, I don’t cost more, I care more! I am usually less in rate and fees than the big guys anyway (because I have lower overhead - so I just pass along the great savings to my clients). In fact, less than 1% of all mortgage lenders in the US have earned this financial lending designation, experience, testing or have the tools I do!)
