What’s my interest rate going to be?

Essentially, “risk equals rate" in mortgage lending.

Interest rates are not necessarily comparable across different products, borrowers, credit profiles, income types, purpose of the loan, qualifying doc types, occupancy, property types, etc. It's like calling a dealership and asking, "how much is a vehicle?" It depends...because lenders just don't know yet until there is more info. For instance, a standard conventional mortgage carries a vastly different "risk profile" and pricing structure than say a 12 or 24 month bank statement mortgage, refinancing an investment property, manufactured home or condo versus a single family residence; ITIN borrower purchasing a home.

Ultimately, a borrower’s loan profile is evaluated based on a comprehensive "grading" of many different factors, such as: income type, stability, down payment, credit score, total debt to income ratio, purpose for the mortgage, etc. As these are reviewed (and vary loan to loan), the perceived risk to the lender increases resulting in interest rate adjustments (aka "LLPA"s or Loan Level Price Adjustments). Yes, Fannie Mae and Freddie Mac have LLPAs too!

To off-set these LLPAs, a borrower can:

1) Put these adjustments into a higher rate (thus a higher payment, but often results in a lower funds to close);

2) Put them into the funds to close (often yielding a slightly lower monthly payment);

3) A combination of both;

4) On purchase transactions, borrowers may be able to negotiate seller-paid closing concessions to apply towards these too.

So, there are several factors....but ultimately, the higher the risk, the slightly higher the interest rate.

7 Things You Should NOT Do When Applying for a Home Loan!

1) Don’t buy or lease an auto!
2) Don’t move assets from one bank account to another!
3) Don’t change jobs!
4) Don’t buy new furniture or major appliances for your new home!
5) Don’t run your own credit reports (or have multiple lenders pull your credit).
6) Don’t attempt to consolidate bills before talking to a qualified, experienced mortgage lender!
7) Don’t pack or ship information needed for the loan application (ie W2s, divorce decrees, etc shouldn’t be sent with your household goods or shoved in a folder in storage. We’ll need that stuff.)

You can buy A LOT more house that cashflows well out of State….and more landlord friendly than CO laws. In fact, I helped another buyer who bought a duplex in Tennessee for $150,000 (total) that was fully renovated, each side rented and had a net positive cash flow of between $200 and $300 each side on a loan of $106k. Super easy, great rate and he is very happy! We are now looking at several other States. Reality check for investors: buy one property in CO and no cash flow, or buy 4 around the country diversified and all cashflowlow?)
