Today I want to talk about how common scams are. This week I got a scam in my messages. This person reached out to me inquiring about my services and I thought it was genuine all the way up until they asked if I had Whatsapp and asked if we could use that as our main communication method. I personally don't use Whatsapp but I haven't heard good things about it. Long story short I stopped engaging with the person because it just didn't feel right to me. Always trust your intuition and do not give out personal information. Here's some tips to minimize text scammers:

1) Be Skeptical of Unsolicited Messages: If you receive a text message from an unknown sender, especially if it's offering deals, prizes, or asking for personal information, be cautious. Legitimate companies typically don't reach out to individuals via text without prior consent. Don't click on any links or reply to such messages.

2) Verify the Source: If you receive a text message claiming to be from a reputable organization or company, verify its authenticity. Contact the company directly through their official website or customer service number. Do not use any contact information provided in the suspicious text message, as scammers often include fake contact details.

3)Educate Yourself and Others: Stay informed about common text scams and educate yourself about their typical characteristics. Common types include phishing scams, where scammers try to obtain personal information, and SMS scams that trick you into subscribing to premium services. Share this knowledge with friends and family, especially those who might be more vulnerable to falling for such scams.

Let me ask you, do you like to travel? Have you ever considered living in another country? Are you a fan of living in luxury? Check out this weeks top 7!

I was reading this article and it was talking about the top countries you can live in "luxury" for cheap. In my opinion it is kind of a double standard. I mean living in luxury usually means living expensively and lavishly. However I think they base it off the USD in other countries. Which would make it "cheaper" technically. From this list I personally would live in Thailand, Nicaragua, or Portugal.

I hope everyone had a wonderful weekend! Lets dive back into these Multi-family and Single family investment properties. Now that we know what they are here I have created a Venn diagram that highlights the key differences between the two. To summarize this diagram, Multi-family properties have more qualities, things to consider, and maintenance that come with investing in this kind of property. Which makes sense because there are more units, tenants, and spaces that are being used. Whereas the single family property is one unit with fewer living spaces and one tenant or a couple. These are all things to consider when deciding which one you should invest in.

I found out that today is National Shrimp Day! I thought to myself perfect, because I started my pescatarian diet about a month ago and shrimp has been my bestie since I started. Shrimp is a great source of protein and it can go into so many things. Shrimp are also great for the ocean and the ecosystems of the ocean.

Throwback Thursday!🏔☀️

I wanted to post a throwback today because I think it is very metaphorical to what is going on in my life today. August, 11th 2019, I was sitting at the top of Sacajawea Peak in the Bridger Mountain Range. I remember feeling so alive when I go to the very top of this mountain. I was above the clouds and it was not an easy hike. However it was totally worth it. I take this feeling with me and recall this experience when I am struggling with something in my life. It's so cliche and so many people say it however it is true that life is a series of mountains that we climb. When we get to the top of one there is a bigger one waiting for us to conquer. This experience also taught me that it sometimes gets hard but if you don't keep going you will miss out on that breath-taking view at the top.

Ah yes! Here I am. Back with a new topic let's hop into it. In this series I will be comparing Muti-family and single-family investments. Which is a better investment? What kind of investment are they? What does it take to pull off one or the other? Tune in for the answers to these questions.

Single-family investment: Single-family properties are essentially houses that are built for one family. They're like the quintessential image of suburban living and embody the classic American dream. These homes offer privacy, independence, and a little piece of personal sanctuary in a busy world. When you invest in one of these properties, it's a straightforward deal - you own the house and rent it out to tenants.
Pros: Liquidity, Affordability, and simple management
Cons: Scalability limited, and vacancy impact

Multi-family investment: Multi-family properties are quite different from single-family homes. They're buildings like apartments or condos that can house multiple tenants. They're like little communities in themselves. What makes them attractive is that you can earn rental income from several units all within one building.
Pros: Stable Cash Flow, Concentrated Management, and Economic Resilience
Cons: Heavier Initial Investment, and Complex Tenant Management
